Plain answers to the questions home buyers ask most, about flat and plot costs and about DaamDost.

Flat Costs

How do I compare two flat quotations from different builders?

Put both quotes in the same format. Note each one's size, rate per sq ft and every extra charge: floor rise, facing, car parking, amenities, GST, maintenance and corpus fund. Then compare the Grand Total and the total cost per sq ft, not the quoted rate. DaamDost does this side by side for up to 5 flats.

What is included in the total cost of a flat in India?

The total cost is the base price (size × rate) plus floor rise, preferential location or facing charges, car parking, club or amenity charges, GST, advance maintenance, corpus fund, legal fees, and stamp duty with registration. Together these can add 10% or more to the quoted price, so ask the builder for a full cost sheet.

What is the difference between Category A and Category B charges?

Many Hyderabad cost sheets split the price in two. Category A is the price of the flat itself: base price, floor rise, facing, parking and amenities, with GST, and it forms the agreement value. Category B covers one-time charges collected around handover, such as advance maintenance, corpus fund, deposits and legal fees.

How much GST is charged on an under-construction flat?

Under-construction flats attract GST of 5% of the agreement value, or 1% for affordable housing (up to ₹45 lakh, with a carpet area up to 60 sq m in metro cities such as Hyderabad, or 90 sq m elsewhere). Builders cannot claim input tax credit. Ready-to-move flats with an Occupancy Certificate carry no GST. Confirm the rate with the builder.

What are the stamp duty and registration charges in Hyderabad?

In Telangana, buying a flat or plot in a municipal area costs about 7.5% of the registered value: 5.5% stamp duty, 1.5% transfer duty and a 0.5% registration fee. These rates come from 2021 government orders and can change, so check the current figures with the Sub-Registrar office before you budget.

What is a floor rise charge?

A floor rise charge is an extra amount per sq ft that builders add for flats on higher floors, usually starting above a set floor. For example, ₹15 per sq ft for each floor above the 4th adds ₹3.5 lakh to a 1,947 sq ft flat on the 16th floor. Always include it when comparing quotes.

What is a corpus fund when buying a flat?

A corpus fund is a one-time deposit the builder collects at handover and passes to the residents' association, to pay for major future repairs of the building. It is usually a fixed amount or a rate per sq ft and generally carries no GST. In Hyderabad cost sheets it often sits under Category B.

How do I find the real price per sq ft of a flat?

Divide the Grand Total, including every extra charge and GST, by the saleable area in sq ft. A flat quoted at ₹7,499 per sq ft can really cost ₹8,392 per sq ft once floor rise, facing, GST, maintenance and corpus fund are added. DaamDost shows this Total Cost per sq ft for every flat.

Plots

How do I compare open plots before buying?

Compare plots on the same unit, usually price per square yard, then add development and other charges. Also note the facing, road width in front, corner or park facing, approval type (such as HMDA, DTCP or RERA) and what is on each side. DaamDost's Plots page lines these up for up to 5 plots.

How many square feet are in one square yard?

One square yard is 9 square feet, or about 0.836 square metres. Plots in Telangana and Andhra Pradesh are usually sold per square yard, so a 200 sq yd plot is 1,800 sq ft. DaamDost converts between square yards, square feet and square metres for you.
