Stamp Duty and Registration Charges in Hyderabad

Last checked: · By Markaroo Solutions, Hyderabad

Registering a flat or plot in Hyderabad costs about 7.5% of its value: 5.5% stamp duty, 1.5% transfer duty and a 0.5% registration fee.

In short: budget 7.5% of the higher of the price in your sale deed or the government’s market value for that property. It is paid to the government at the Sub-Registrar office, not to the builder.

What Value It Is Charged On

Duty is charged on the market value fixed by the government for that area or the price in your sale deed, whichever is higher. If your deal is below the market value, you still pay on the market value.

Tips Before You Budget

  • Check the market value of the exact property on the Registration and Stamps Department website before you agree a price.
  • Ask the builder whether the sale deed will be registered on the full value or only on the land share and construction agreement, as the duty changes with it.
  • Confirm the final amount with the Sub-Registrar office or your lawyer before registration day.
  • Keep the challan and the registered document; you need them for a home loan and for mutation in municipal records.
  • In DaamDost, the stamp duty line under the Grand Total uses 7.5% by default. It is approximate and editable: set it to the rate and value your Sub-Registrar office confirms.
