DaamDost adds up the figures you type in, in the same order most Hyderabad builders use on their cost sheets. It never adds a price of its own.
The Four Steps
- Base price = saleable area (sq ft) × quoted rate per sq ft.
- Category A = base price + every charge for the flat itself: floor rise, facing or location charges, car parking, amenities or clubhouse. GST is added on Category A at the rate you choose (5% by default, 1% for affordable housing, 0% for a ready flat with an Occupancy Certificate).
- Category B = one-time charges collected around handover: advance maintenance, corpus fund, deposits, legal and documentation fees. Each line carries its own GST rate (for example 18% on maintenance, none on the corpus fund).
- Grand Total = Category A with GST + Category B. Total cost per sq ft = Grand Total ÷ saleable area. This is the number to compare between projects, not the quoted rate.
Worked Example: Sample Cost Sheet, Flat C 1602
A 3 BHK on the 16th floor, 1,947 sq ft, quoted at ₹7,499 per sq ft. These are the figures DaamDost’s automated test checks on every update.
| Line | How it is worked out | Amount |
|---|---|---|
| Base Price | 1,947 sq ft × ₹7,499 | ₹1,46,00,553 |
| Floor Rise | ₹15 per sq ft × 12 floors above the 4th | ₹3,50,460 |
| Facing Charges | ₹100 per sq ft (East facing) | ₹1,94,700 |
| Category A | ₹1,51,45,713 | |
| GST on Category A | 5% | ₹7,57,286 |
| Category A with GST | ₹1,59,02,999 | |
| Maintenance (2 years) | ₹4 per sq ft per month × 24, plus 18% GST | ₹2,20,556 |
| Corpus Fund | Fixed, no GST | ₹1,50,000 |
| Non-Refundable Caution | ₹30,000 plus 18% GST | ₹35,400 |
| Legal & Documentation | ₹25,000 plus 18% GST | ₹29,500 |
| Category B | ₹4,35,456 | |
| Grand Total | Category A with GST + Category B | ₹1,63,38,455 |
Total cost per sq ft = ₹1,63,38,455 ÷ 1,947 = ₹8,392 per sq ft, about 12% above the quoted ₹7,499.
What Is Shown Separately
- Stamp duty and registration are paid to the Telangana government at registration. DaamDost shows them below the Grand Total as an approximate line, 7.5% of the base price by default, which you can change. Current rates: Stamp Duty in Hyderabad.
- TDS (1% of the price when it is ₹50 lakh or more) is not an extra cost: you deduct it from what you pay the builder and deposit it with the Income Tax Department. DaamDost shows it for information only.
Where the Default Rates Come From
- GST on flats: GST on Flats, based on the GST Council’s rates for residential projects in force since 1 April 2019.
- Every charge, rate and tax can be edited for each flat, so the totals always follow your builder’s own cost sheet.
